Variable Rental Yield Programme
ROYAL PENINSULA offers property owners a variable rental
yield programme which allows for complete flexibility of use of their
programme and the opportunity to generate rental income of around 10% to 15%
of the purchase price of the property.
Variable rentals are based on both short term holiday
rentals averaging between one and three weeks per rental and longer term
rentals of up to 11 months.
Royal Peninsula generates these rentals through
advertising, personal recommendation and repeat bookings from our own
database of holidaymakers who are on their fifth year of booking holidays
with us. We also work closely with Tour Operators, Travel agents and holiday
companies who offer Golf and Ski holiday packages. They know the superb
quality of accommodation we offer, and the many highly valued services we
extend to them ensure that we are their first choice when it comes to
booking their holidays.
For longer term rentals Royal Peninsula have built a solid
network of reputable agents throughout Southern Spain, which makes us the
first port of call for professionals looking to relocate.
Royal Peninsula manages the rentals from their On-Site
Offices. The Rental Department generates the original booking, checking the
suitability of the rental with the owner, and confirming rental income
together with the availability of requested dates.
We collect damage deposits and check the property prior to
the holiday maker’s departure, returning the deposit only once everything
has been checked and assuring that no damage has been done.
The property is cleaned prior to arrival, and any
maintenance (changing the light bulbs, checking of electrical appliances,
etc) is carried out. Mid-term cleaning is scheduled where necessary. All
sheets and towels are laundered and returned on a weekly or mid weekly
basis, depending on the individual rental.
The holidaymaker is given the option of requesting a
welcome pack (at extra cost to themselves) of foodstuffs to be available on
their arrival (tea, coffee, milk, sugar, water, etc) at the time of booking.
On arrival, each holidaymaker is met by one of Royal
Peninsula’s staff and taken to the property. They are shown how the various
electrical appliances work, given a viable alarm code for the duration of
their stay. On the departure day, one of the Royal Peninsula staff go to the
property to inspect for possible damage, collect the keys, and return the
same to the on site office for safe keeping. The property is then cleaned
and available for the following rental booking.
A monthly Property Inspection Report, Statement and
Balance is generated by the Rental Department from the On-Site Office and
transmitted to the owner via email, fax or post.
Rental funds are transferred to the property owner on a
monthly basis. Rental funds aer transferred in accordance with instructions
received and can be transferred either within Spain or to other Countries.
These services have been negotiated by Peninsula Project
Management solely for their clients, and are exclusive to Affiliates of
Royal Peninsula. The Royal Peninsula Managed VARIABLE RENTAL YEILD PROGRAMME
is only available at the developments of Peninsula Project Management.
